Overall, the apartments are decent, the maintenance and office staff (college students) are very nice and attentive. However, I planned on using the bus system to get to and from class, so I did not purchase a parking pass, and the bus was broken down at least once a month. The property managers were nice enough to send out an email regarding the suspension of the bus but sometimes it would take almost a week for it to get fixed. I dealt with 4 cockroaches in my apartment in the last 3 months I lived there. My shower drain had to be fixed by maintenance over 5 times this year, and would stop draining after I had barely even used it so there was definitely an issue further down the drain. The best part is that when my roommate and I moved out, were charged for a damage to the closet door on the patio that we NEVER used, and they charged us $25 each. We emailed the manager over a week ago trying to explain that we never used the patio and have still not received a response. The only way to appeal a damage that they charge you for is photo proof that shows it was broken before you moved in. They will find any way to charge you when you move out, but I doubt they even fix what they charge you for because there was a huge chip in our kitchen countertop, big dents in multiple doors in our apartment, and one of the handles for my bathroom cabinets was completely broken in half. The checklist for move-out is 2 pages long and they require you to clean every corner in the entire apartment and threaten a $150 cleaning charge if you do not clean it to their standards. My neighbors were charged $70 each for their showers not being cleaned well enough. Its not a terrible place to live but it is DEFINITELY not worth almost $700 a month per person for a two person apartment!!!! Save your money and find a better managed apartment complex.

If I could leave less than one star I would. This place was overpriced and overrated. To begin with it is an already over priced establishment but with the amenities you are told you will be receiving you believe that it is worth the price. They do not allow you to tour the actual complex but instead show you a model apartment that is in much better shape than the actual residence. A major amenity I was told I was offered was the shuttle bus system and due to the fact that they made it seem convenient I didn't buy a parking pass. This was a mistake as the bus is limited to maybe 30 people if you are lucky and once it is full there are no other options. On top of that for four months out of the single year I lived there the bus was "out of service" and residents were given a "too bad so sad" email and told to figure out alternate transportation to campus. I was fortunate enough to have my own vehicle for transport but I knew multiple residents who relied on the community provided transport and were SOL and the management couldn't care less. They advertise this as a major amenity to their complex and use it to explain their high living cost. They also are advertised as a gated community that provides safety to the residents, which is great in theory but when the gate is always broken it takes away that advertised safety. I would estimate that one or both of the gates was broken 90% of the time I lived there. To follow the pool was alway unkept and dirty not living up to their "high end Athens living" that they advertise, to the point that I avoided using the amenity. As far as living there the situation only got worse. From my first weeks living there my fire alarm was consistently chirping signaling malfunction and I received multiple emails claiming they were entering my apartment to fix it and put in multiple requests to get it fixed and it remained broken until the day I moved out. I also consistently had gnats, yes gnats, in my fridge and freezer and had to clean it weekly and avoid keeping any perishables in my fridge. I assumed it had to do with a leak in the fridge but there was never any fix provided by the community. They also claim to change the filters when they invade your apartment to inspect every month, but the amount of dust that accumulated in my apartment on a constant basis said otherwise. We have experienced some really awful properties around UGA, but we have finally found a community that is well organized, apartments in excellent shape, grounds well kept, and professional management. I was particularly impressed by the fact that this community really cares about their residents by keeping them up to date with important information to keep them safe.

Horrible place to live. They do absolutely nothing about any noise complaints, and will charge you for ridiculous things, and the manager is never in the office when you need her. The curtsey officer is horrible. You can hear every single thing that is happening from the person above you. They charge you extra fees when you move out for no reason and they should have taken care of due to the amount of complaints you made to them. $625 to live here? lol thats ridiculous, its not high end and it is not even remotely nice. They have cockroaches everywhere in the apartments, and management comes in whenever they please even though that is a violation of the lease! This is a horrible place to live especially if you are a student who is trying to actually get a degree and live in a peaceful area. No one should have to go through what my roommate and I went through. MAKE SURE TO READ THE LEASE AND KNOW WHAT YOU'RE GETTING YOURSELF INTO.
