BEWARE IF YOU ARE LOOKING TO RENT NEAR AN AREA MANAGED BY THIS CORPORATION THAT ISN'T PARK SLOPE OR A "NICE" NEIGHBORHOOD. Let me just start off by saying that these people clearly do not have their priorities in order. As a management company they should be attentive to ALL their tenants, but that was not our case. We only lived in an apartment managed by them for only 2 years, and I will tell you why. Despite whatever was said in the contract, my family went through A LOT of troubles while living in the apartment. Within the first year, during the winter time, we were left without heat for days every other month, and we even had to spend DAYS and NIGHTS not being able to use the bathroom or shower because the plumbing was terrible. Our bathroom was covered in toilet water and feces. We left Steven (our apparent landlord) multiple voicemails to let him know of our issue, and he did not have the decency to call us back. He would always show up days later just to look at the problem. Sometimes he would try to "fix" the issue himself so he wouldn't have to spend money on a professional. This bathroom issue happened multiple times, and it was not even our fault. My own room was leaking water from the ceiling because of the tenants upstairs and nothing was done about it. It basically dried up and left a stain that they probably painted over when we moved out. During the summer months this year, my parents, who lived in the basement had a humidity issue (which is a health violation and is why they are not renting out that basement anymore), as well as the plumbing (go figure) so the humidity and dirty feces water was a great environment for mosquitoes to hatch. Imagine yourself being surrounded by this IN THE SUMMER. Nearly every month, my parents had to send out an email so that this could be cleaned up, but not once did they actually try to solve the issue. The rent was payed on time, even though it should not be an excuse as to why we always waited days or months for our issues to be resolved. I am SO GLAD that we moved out, and I just want to warn everyone so you are not mislead by the "good reviews," because this corporation is just money hungry.
Have only had the best experience with Kaito - they have managed our property for about 1.5 years now and are always responsive and responsible. Would recommend for small coop buildings!
Kaito has been a wonderful management company during my tenancy. They're very responsive to inquiries and as a three year resident if there were any issues with the apartment, they resolved them quickly; for example, my oven stopped working and a day later I had a brand new top of the line appliance. Their online payment and inquiry system makes it easy to communicate with the team and there's always coverage. Highly recommend any buildings they manage, they will go out of their way to make your living experience positive.
Me and my family lived for two years in Park Slope in an apartment that was managed by Kaito. I can't really relate to the review that was previously posted. Our experience of Kaito, Steven and Bryan is a positive one. We moved to New York from Europe and I had heard all the horror stories of the dirty business that is the real estate market in NYC. Fortunately we ended up renting via Kaito. First of all, Kaito took a gamble with us. We didn't have any credit rating which was an issue for some as we were hunting for an apartment. We are grateful that Steven and Bryan decided to trust us. On top of that, Steven seemed to be around all the time (he was probably a bit overworked, but always meeted us with a smile). Whenever we had an issue, like a small leak and problems with the buzzer, he showed up and fixed it. Even on Sundays. Our apartment was at the time recently renovated and we wish we would still live there, but Europe decided it wanted us back. Our deposit was returned - no hassle, no questions asked. Even though I had managed to make a small dent with a tripod to one wall. The bottom line is: Should you be worried about renting an apartment throug Kaito Managment. Not at all.
As far as NYC management companies go, most are mediocre in one way or another. Kaito is the exception to that rule. Not only do they take great care in maintaining their buildings but they take the time to educate you (the tenant) on what the costs and logistics are that they encounter as landlords. This makes everything A LOT more transparent and keeps the good vibes flowing between tenant and landlord.
