We are sorry that you were disappointed in the conversation you had with us yesterday. You explained that you wanted a 2600 s.f. house and had a budget of 500k for both the house and the lot. We explained that turnkey costs in a rural, scattered site, custom, design-build situations will tend to be around $200/s.f. for just the house. We did some simple math together and we concluded that once the lot cost is considered your concept would be a six figure amount over your budget goal. We further discussed that a more production oriented approach would be the only way to possibly achieve that goal. So, we concluded this was not a scenario where we would really be a good fit or able to help. We then followed up with an introduction to a firm we thought could help and would likely be a better fit. As you did not ask any questions about other plans or the impact on size, we did not have an opportunity to answer that question. We feel we did everything we possibly could to help you in this situation. But, we are sorry you felt poorly served.

Kind of sucks seems like they are a good company but owner wouldn't even give me time or day for floor plan I picked out also I have 500,000 budget and he made it seem like it's not possible to even come up with a alternative floor plan .....o well I'll take my business eles where disappointed in everything.
Our team at Blue Ridge Custom Homes sends our deepest sympathy for Mrs. Allens mom and are praying for a full and fast recovery. Blue Ridge Custom Homes agrees that this job took longer than anyone would have liked. Various obstacles continued to arise as we worked toward a quality product to deliver to Mrs. Allen. With the housing market booming and the supply chain overwhelmed with product availability and factories shut due to Covid, many product lead times were unforeseeably extended. Our 4-6 month build time was negatively affected due to these circumstances outside of our control. With most new construction jobs, there are many moving parts and when things do not go as planned, certain decisions need to be made. With regards to the trusses, they did in fact ship out a different length than what the plans called for. We could have retrofit them to work but that would have lessened the size of the interior living space. A difficult decision but in the end, we opted to wait for the proper trusses to re-build and arrive to provide our customer with the square footage that was originally agreed upon. Regarding the stairs which are a direct result of the crawl foundation height, we had to match what currently existed on the original home. The end result was 3 stairs/4 rises to the main front door landing of the addition. A custom aluminum railing was built and installed per code to assist with access up and down the stairs. While the stairs are extremely stable and meet all building codes, caution should always be used when accessing them. We understand that Mrs. Allen and her original project manager were not a good fit for one another. Replacing him with one of our new home construction project managers was the right decision. He and Mrs. Allen worked well together and as is custom with our team members, he made sure that no shortcuts were taken to provide her with a quality addition to her home. We are sympathetic to Mrs. Allens experience and would have preferred that it was a smoother process for her. In the end, we are confident that our team delivered a quality and complete addition to her home. As with all of our work, we will continue to stand behind our product and address any warranty items should they arise.

When choosing my builder, I looked for: 1 A good rating from others 2 The ability to look at my plans and see potential problems; suggest corrections; take the items I wanted and make sure that my plans reflected those ideas. 3 Conscientious, Communicative, be onsite and address issues in an efficient and professional manner. Based on my initial meeting with Nathan Wiley it seemed like we would be a good match. They didnt have a designer able to work with me so I hired my own architect. Kevin Brungard was my GC. I told Kevin I wanted our addition to look exactly like the exterior of the original house; I wanted minimal to no steps my mom is almost 80 and doesnt do steps well. As my GC I expected Kevin to work for and with me I was sorely mistaken. Kevin preferred that I just disappear and let him BUILD WHATS ON THE PAPER HIS WORDS!!! I must be mistaken, but I thought I was the one paying for this?????? *Signed contracts May 2020, I was told 4-6 months to completion. *BRCH didnt break ground for close to 4 months. *Kevin ordered the wrong trusses, we sat open to weather for several weeks *Upon framing I realized there was a door missing so I spoke to framer and it was not on his plans. It was on my plans, so we contact Kevin to find out whats happening. Kevin states that my architect removed it. My architect copied me with the email from Kevin stating that the County required removal due to code violation. Its now Mid Nov, and this email took place in July prior to any building, a time when plans could have been changed to accommodate the door. HOWEVER, BRCH didnt feel it important enough to inform me of this code violation change. This cost us a two- car garage which is now a one car garage, when we could have flipped the house plan and solved the entire issue. I fired Kevin, Nathan called and promised changes, Kevin stayed. *Kevin ordered the wrong windows, had to reorder all new bottom sashes *Kevin ordered the wrong shower pan; framed the upstairs shower incorrectly; this mistake cost me the shower pan (which is still I my garage) as well as an extra $500 to have the shower tiled. *The subcontractors came to put the rear decks on, they saw the decking and called me, they knew that I wanted everything matching, Kevin had ordered treated wood and our deck is trex. This error cost me over $7000. Kevin then told me he could not get the materials for over 2-3 months due to Covid. One phone call and I had the material here in 5 days. *At this point I fired Kevin permanently. *After firing Kevin the 2nd time Nathan sent a New House GC Named Dave Gingras. Dave knew what he was doing, worked his tail off to clean up after Kevin. Dave did an awesome job, but some of the issues were just not fixable, i.e. 1-having too many steps; 2- not being informed about the Code Violation and the subsequent losses that caused; 3- When they framed the house there is a 4 step from existing garage to new foyer which should have been eliminated, well that carried upstairs to the bedroom where there is now a 4 step into the new bathroom. This could have been eliminated in the framing stage. We completed building July 2021, thats 14 months for a 4-6-month job! I am writing this on January 22, 2022, in the Henrico Doctors Hospital with my Mom as a result of her falling down the steps coming out of her house. For the above reasons lack of communication, not working with me as a client like you claim to, and most of all you NEVER ONCE WAITED FOR A PAYMENT I would not recommend BRCH

Kevin and his team were so helpful through our kitchen update, responded quickly to our questions, and delivered beautiful work. I valued his opinions on decisions and how fast our project came together! Highly recommend Blue Ridge and Kevin!
Very happy with our Blue Ridge home. Building a custom home is never an easy event, but the folks at Blue Ridge did their best to see that we had the home we envisioned. I would advise anyone building a custom home to stay involved to make sure what you expect is communicated often.

Rather than listening to us when we addressed a problem in the early stages of construction our project manager Adam ignored us until the home progressed further, therefore having to ruin and destroy other aspects of the house to be able to access the problem. Ex: we pointed out that the wall was warped to Adam before any flooring, cabinets or countertops were put in, and he did nothing until after our marble countertop was put in, had to break off the marble to fix the wall, and replaced it with a piece that didnt match. AVOIDABLE. The floor was creaking before carpet was even put down, I informed them, they ignored me, and then months later MADE A HOLE IN MY CARPET in order to fix the creaking. AVOIDABLE. Why didn't Adam just have the problem fixed when it was simple rather than damaging the finished WE PAID FOR. We asked for our fireplace to be dry stacked, and it wasnt. Upon finding it done incorrectly I asked Adam for an explanation and he couldn't tell me how this happened. This was a $7000, 17 foot stone fireplace and he had no idea how it happened. How is a project manager completely unaware of the major attraction of our home being done incorrectly?? This same situation kept happening OVER AND OVER.Every couple weeks it was something They were reckless with our home during construction. Ex: they would put their tools and gear everywhere, they stained our fireplace hearth from leaving construction material on it. There was dents in cabinets from them running into them. There are scratches all over the wood floors, paint drips that I had to scrub off on my hands and knees. There were dents in our door frame that had been painted over and Adam tried to blame it on us. First of all if we dented the wall then why is there paint on it? If we are the ones that dented it, the paint would have been messed up. EVERY SINGLE PIECE OF DAMAGE THEY DID WAS BLAMED ON US. My favorite part is we had a repairman come out to fix something for us, and they straight up showed me the cracks and damage and said this had been butchered during construction and showed me the material they used to COVER UP the cracks. He outright said that this was something that should have been replaced but they tried to cover it up. They gave us broken material instead of having a shred of integrity and replacing it. When I contacted them to replace it, I did not receive a yes mam. I recieved a "We dont need to replace it, we can fix it, and I want to see it for myself" as Adam stared at the broken and butchered material he really had the audacity to tell me he could fix it rather than replace it. This man is a joke. He was extremely disrespectful to me when i would address problems with him. He spoke to me as if I was an idiot. He never spoke to my husband that way. Perhaps he doesnt think so highly of a woman building a house. He would either ignore me, get defensive and give constant excuses why something went wrong instead of solutions. He would blame vendors, and subcontractors. Any respectable project manager would be one step ahead and take responsibility. I guarentee you they will respond to this review with excuses and try to make me look like I am wrong. His communication was disgraceful. If you ever deal with him make sure every single conversation down to the irrelevant stuff is documented. He would always forget stuff we talked about in person, and even made up a lie that I asked him to do something when I never did. I tried to speak to the owner of the compay Nathan Wiley to try to get a new project manager while we were still in the beginning stages because I could tell right off the bat that we were not going to work well with Adam, which was a total waste of time. He couldn't have cared less about my concerns and referred me back to the people I had a problem with in the first place. RUN, dont walk, far far away from this company, ESPECIALLY if Adam is your PM. After reading all these great reviews, I really wish I could have met this Kevin that everyone is raving about. I am so glad I never have to deal with this guy ever again.
