Our experience with Vista Homes has been a nightmare to say the least. We signed on to purchase a town home in October 2019 that was expected to be completed in February 2020. After being assured it would be ready, we were informed in January that the new date was late April. This has since turned into May, then June, and now July. While we understood there would be delays, we were always given the rose colored glasses BS up until 1-2 weeks before. We had bi-weekly meetings that typically were sales pitches on how great things were going. There are also several major issues with the property. The landscaping was initially promised to have irrigation and sod, with grass everywhere and especially in a large tree save area next to our future home, which of course was a selling point for us. We then drove by one day to see atrocious mulch and random shrubs everywhere, with Vista later claiming that the city wouldn't allow them to put grass. This is of course one of the promised features of the property in the contract and we never would have signed a contract knowing what it ended up looking like. We later learned that they seemingly cannot figure out how to grade lots correctly which has resulted in sod losses at other properties. So maybe the city said no, or maybe they are trying to save some money. The other major disaster has been the terraces in the town home leaking. My wife discovered it when stopping by the property to get some measurements. The terraces were improperly designed and sealed and have been leaking for seven weeks into the 2nd bedroom below. This of course caused enormous concern for us, and the supposed solution has not even started. We have zero confidence that they are capable or care what happens after we close on the property. They re-sealed the open drywall to obtain certificate of occupancy which they will try to use to get us to close on the property. We elected to trust Vista to build our home and rolled with the punches and delays, but at the end of the day we have resorted to legal representation. I am posting this review so that no one makes the same mistake we did of trusting all of the positive reviews when we later learned they make efforts to have negative reviews removed. Do yourself a favor and take your money elsewhere.

We bought an already completed home in April and are still dealing with issues with the builder in late October - the main outstanding concern is that they installed two exterior doors backwards and refuse to fix it and vacillate between assuring us something will be done, ignoring us for weeks, then insisting it was installed correctly, then admitting it's not correct and the process starts over again. Since we moved in, we've had a toilet uninstalled for days at a time (within our first 2 weeks of moving in) because it wasn't installed correctly - with no notice of when plumbers would be in or when we'd have a toilet again, water lines incorrect in both upstairs bathrooms resulting in 3' sections of walls being cut open again with little to no communication on those, and incredibly poor planning and drainage of gutters and grading of our yard (which they eventually fixed by burying our downspouts - the one item I appreciate that they didn't fight us on, though that repair process was also a nightmare), and our covered concrete patio had to be broken up and re-poured because it was flooding every time it rained. The people they hired to do the warranty work were unprofessional, unresponsive, late, left concrete splatters all over our house, damaged our trim and left trim pieces off the support column and nails sticking out, piles of dirt and tarps in our yard and called it "done" (we still don't have trim pieces back on but we'll do that ourselves) - this was Mica who has a review below but we also kept Vista in the loop on all communication with Mica so they were aware of what was happening with their subcontractors. I'm not a novice to this - this is our fourth home (2nd with a new construction), and I've done a whole-home gut remodel before with a local Charlotte builder/contractor. I'm used to hiccups with construction but these are basic items and extremely poor communication all the way around. Oh, and we found out at our walk through 3-4 days before closing that the next door neighbors were suing the builder for damages to their property, which was a fun surprise. If you choose to work with Vista, I recommend 100000% getting an outside inspector with enough time to re-inspect because even the items we brought up before closing that they said they would fix were not actually fixed/addressed before we closed. It's sad because they're a smaller local company, but they are either in over their heads, growing too fast, or just completely clueless when it comes to construction. Three neighbors directly surrounding our house all have similar issues. I've seen similar reviews since we've moved in on here but they all get taken down after Vista finally addresses the concerns of the homeowners and negotiates with them to remove it, and it's sad that is what it takes. I'm not usually one to publicly shame a company or write negative reviews, but I'm fed up and think others need to know what you're getting into with Vista - supposedly a "semi-custom/custom" high end home builder that can't even order and install a door correctly.

I would give 0 stars if I could. Our experience with Vista has been horrible. I am writing this review to help educate future home buyers prior to making their builder selection. We faced multiple issues. First, project management, we toured the house in October and Chris told us multiple times the house would be complete in February. At that time we had full faith in the builder as they are the experts. At the end of January, Vista told us the build date would move out to end of May. In the Middle of May the date pushed to end of June. Middle of June, the date had pushed to end of July. Currently the date is TBD as they are fixing a leaking roof which lead to visible water damage in the house. The fix will not be started until Monday 7/20. Obviously, starting a fix on the 20th, does not allow time for testing the fix, and allow for the contractually agreed upon 10 day prior to closing walk through. The original waterproofing they proposed smelled like painted tar and was very thin (in my opinion it appears to be a cheap fix). It wasnt until that didnt work, I found the water leak, and pressed them for answers that they began to address it on our calls and seemingly take action. Second, communication. Due to Vista not being able to meet their original commitment date, we asked them to provide updates every 2 weeks for only 15 minutes. Not a lot to ask of a company that claims they are customer service focused. During these calls Vista only commented on delays to projects but left out the serious issues and resolution. 1) Roof leak leading to water damage and potential mold 2) they were not going to put grass in the common areas nor irrigation even though it is clearly stated in the contract 3) Overall construction and decisions. Either they were hiding the truth or they didnt know and I am not sure which is worse. 1) I was walking through the home and noticed a large water stain in the ceiling with dark spots that looked identical to mold. Vista removed the sheetrock and admitted the insulation was damp. When I asked for a mold inspection while the sheetrock was already cut open, Vista ignored all asks and closed the ceiling before anyone could do a proper inspection. Mold is a health concern and the fact there had been water damage long enough to potentially cause mold and no one told us is concerning. I lost all faith in their honesty at this point as we did have calls and this was never brought up. HORRIBLE. 2) I also found out we were not getting sod from the landscaper not even from Vista. Again, felt like they were hiding it from us and not being transparent even though we had calls. The current reality of the property is dry mulch and dead plants nowhere close to green sod stated in the contract. 3) building. Upon one tour of the house, I went to the water closet and realized there was a floor to ceiling window. Any time me or my husband would use the toilet, there was potential to have everyone outside walking on the sidewalk, at the church, or the daycare see things that shouldnt be seen. They also decided to paint the garage doors different colors. As the first couple to have put money done on a home there could have been consideration or color choice. However, again this was not communication and was another negative surprise. I know other people who have built homes and the lack of honesty, transparency, and project/ product management put them at the top of worst experiences we or others we know have had. If you have time to babysit weekly, want to have multiple outside inspections, third party engineers, and be disappointed, Vista is for you. If you are looking for an easy experience and expect a new home with no major issues that meets what is stated in the contract, please consider other builders.
