Laura, Riptide Builders takes customer satisfaction seriously, and we are proud to report our efforts taken to complete warranty work for you on this matter. Unfortunately, the issue is not that Riptide Builders did not perform work as outlined, but rather you did not familiarize yourself with the warranty we provided to you free of charge at closing. We use a nationally recognized, 3rd party warranty company, 2-10 Home Buyers Warranty, which hundreds of other builders in the country use. You were provided a copy of the warranty manual, prior to signing your contract on this home, plus 2 additional copies during the transaction. However, during the 1-year workmanship warranty period (May 2019 May 2020), you submitted claims for clearly excluded items, in particular the roof flashing, as listed in the manual you were contractually bound to follow. As a buyer your job is to read and understand the guidelines you are legally agreeing to adhere to. Reading this information at the time it was provided to you would have prevented submitting many unwarranted requests. On several occasions during warranty, we went above and beyond for you, including adding sod to the side yard and replacing the hardwoods at the front door to remove footprints that were noticed after you moved in. Additionally, we contacted the plumber about a possible leak in the water heater 3 months after your 1-year warranty had expired. The reason you may have felt the need for a part time job could be you were asking for non-warranty items. After several emails and discussions, Riptide agreed to change the roof flashing on the front of your home. Due to this being an excluded item, Riptide agreed to have the flashing changed as a courtesy to you and we asked that you sign off on the repair along with an NDA , which you refused to do. We even tried to reach out to you with no reply to discuss how we could remedy this with terms you were satisfied with. Regarding the non-warranty repairs you requested, you tried to intimidate us to get us to make those repairs, including but not limited to stating you would give us a bad review if we didnt make those repairs. We have made many attempts to satisfy your requests and our team has met with you on many occasions. We will not allow a poor review to be left because you are not satisfied with our offer to go above agreed warranty terms. If you would like to return our calls/voicemail, we would be more than happy to discuss a remedy.

We no longer recommend Riptide after living in our house for 15 months and having to deal with their warranty process. Be prepared to take on a part-time job to get things fixed. We have had problems with our AC, our roof, our roof flashing, the hot water heater, our fireplace surround, unfinished interior work, etc. etc. It's not worth the hassle for the price you pay. Above is my review. What follows is my response to Riptide. We are very familiar with 2-10 Warranty and know that the plumbing system is covered for 2 years. You did us no favors by fixing our hot water heater that was plumbed backwards. It is a propane tankless water heater. Good thing it was in the garage since that is where the exhaust was blowing. You completed warranty work. Perhaps you should familiarize yourself with your warranty plan. Systems are covered for 2 years. Yes, you put one pallet of sod on our side yard because you installed it and then allowed it to die by not watering it. We had no control of this because we did not own the home. Yes, you replaced the hardwood in our foyer because there were footprints imbedded in the wood. They could not be removed any other way. And then the floor had to be installed twice because your subcontractor did not follow the pattern of the flooring. Regarding the flashing - you installed two different colors of flashing on our house and didnt cover it with coil wrap like you do on 99 percent of your homes. Very noticeable silver and black across the front of the house. Your offer to unbutton the house to replace the flashing without warranty and then have us sign a NDA (I wasnt going to bring that up but since you did...) was unacceptable. Here are some of the other things that we had problems with on our Riptide House: Our dryer vent was not vented at the soffit - we could of had a house fire but you chose to argue that our dryer was the problem. Our propane tank sits crooked in the ground. Our roof is wavy. Your engineer never showed. The recirculator on our AC unit had no regulator causing water in our attic. Your workers never repaired this. We paid to have this corrected and installed properly. Additionally, the AC unit was wired incorrectly upon our taking possession of the house - the zones did not match the thermostats. Downspouts were not installed on the front or back of the house, and the gutters are inadequate for the roof slope with overflow in several places. Flammable glass beads were installed inside of our fireplace causing fumes and melting. The fireplace surround fell off twice. Also, the fireplace was not installed per our agreed upon and signed contract. Our hot water heater was set to natural gas instead of propane, in addition to being plumbed backwards. Our upstairs bathroom window and shower overlap. You cut down our window casing instead of replacing the window or the shower - now one of our windows is not like the others. These are just the highlights. I only mention the google review since you asked for one. Your response to my review only serves to reinforce my 1 star review.

Hey yall My name is Mark Urban, a homeowner in the Sea Trail Community, in Sunset Beach NC. Kim and I wanted to retire to NC, but had never visited. Well lets check that off. Being in construction for over 40 years,I know quality and value. When I found a Riptide Builders house, It felt right. From dealing with the superintendent, Chris Smiles to the punch list items and warranty work with, Coordinator, Amanda Hartsell, was completed to my satisfaction. 100%.
