Since our plans have gone to the city for permitting he hasnt responded. He has delayed building for a month and a half now and is continuing to do so. We have offered to pay for the changes needed and he still doesnt answer. He is really causing problems with this project.

I have been building home for the last 5 years and I will say Sam's drawings are clean and well drawn. My client had a good experience having the plans drawn (I am told). The 2 stars comes because I was contacted by the client who had just cancelled a contract with a builder who works with Sam often. Since that moment, I have not been able to communicate with Sam at all via phone or email to understand certain details on the plans. Horribly frustrating building a custom home with no communication from who drew the plans.

Sam recently designed a home for me and my family and did a fantastic job! Always responsive and easy to work with. Sam was very responsive during the first drafts of our plans. We submitted the plans to the city and there were some big changes that needed to be done (setbacks were incorrect, house was encroaching on an easement, and some small changes). Instead of changing the plans he said Have the city review the section under regulatory on sheet one of the plans. State law prohibits the city from requiring plans to be redrawn and resubmitted. To our demise we already paid him fully before the plans were approved by the city. He is currently non-responsive. Be careful working with this guy.
